ACCESS STATEMENT
Introduction
We aim to cater for the needs of all visitors in our home-based four-bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Pre-Arrival
• Local transport is very limited, but there are buses to Plymouth , Totnes and Torbay, and a railway station with limited service to Plymouth and Newton Abbot in Ivybridge. We can pick up or drop off if required. We can also provide numbers of local taxi firms
• We have a fairly extensive website, which has photos of some of the bedrooms

Arrival & Car Parking Facilities
• There is plenty of parking space in the main (concreted) yard
• Access to the house is via a gate and thence across the lawn by means of a stepping stone path, which is level. A step of 12cm leads onto a terrace
• At night, light is provided by movement sensor controlled lights
• Assistance dogs are welcome, feeding and water bowls can be provided
• We offer all guests help with luggage
Main entrance & Reception
• The front door is 78cm wide, and has two steps of 15cm leading up to it, and then a threshold of 9cm, into the porch.
• Another wooden threshold of 3cm leads into the dining room and reception area, which has a stripped wooden floor
• Guests are escorted to their rooms, and facilities explained
Public Areas – General (Internal)
• A further wooden threshold leads to the hall (small) and stairs (carpeted), which are 84cm wide with a banister one side and dado rail the other. The stair height is 18cm, there are 7 stairs, a half-landing then 6 stairs to the first floor where the bedrooms are situated
• At the aforementioned half-landing, there is a further flight of 6 stairs (wooden) which rise to the guest sitting room, and also to the bathroom which serves rooms 3 & 4. There is also a toilet at this level, the toilet is 42cm and basin 92cm
Breakfast Room
• There are 3 steps down into this room, one of 15cm followed by 2 of 18cm, they are uncarpeted
• The floor of the breakfast room is wood
• The overall height of the table is 76.5, with underspace of 65cm, the chairs - with cushions – are 49cm high, and do not have arms
• The sideboard, where cereals, fruit and juices are available for guests to help themselves is 84cm high
• All other food is served by myself to the table
• We do not play background music in any area of the B & B
• Special diets can be catered for
Laundry
• Please ask
• Drying facilities available in our boiler room
Shops
• Post Office available in Ugborough and Wrangaton
• Larger shops and supermarket in Ivybridge
Outdoor Facilities
• Guests are at liberty to wander in the garden, much of it is level, with one step leading further away from the house, and access to the walled garden via three steps through a door
• There are several seating areas, and the chairs may be moved to other positions if desired
Bedrooms
• All bedroom doors are 84cm, all rooms have full length mirrors. All are fitted with short-pile carpet. Synthetic pillows and duvets are used on all beds
• Bedroom 1 – 60cm between single beds, and 70cm to chest of drawers, can be converted to double, giving 60cm between bed and wall, this makes a super-king size bed. Bed height 60cm, this room also has a basin (80cm high) in addition to the en-suite
• Bedroom 2 – double bed is 60cm high
• Bedroom 3 – double bed is 60cm high. This room has a washbasin which is 75cm high
• Bedroom 4 – twin beds are 56cm high, space between is 60cm. This room too has a basin which is 86cm high
• Televisions in all rooms all have remote controls, and all rooms have well stocked beverage trays and hair dryers
• Some beds have electric blankets, and hot water bottles are provided
Bathroom, Shower-room & WC [Ensuite or shared]
• Bathroom 1 – ensuite, door width 64cm, 3 steps (with hand-rail) of 21cm down to bathroom, wooden floor. Height of bath 54cm. Corner-entry shower, shower-tray height 12.5cm, basin height 89cm, toilet height 42cm
• Bathroom 2 – ensuite, door width 72.5, three steps down as before. Height of bath 54cm. Flat shower door (76cm), shower-tray height 12cm, basin height 78cm, toilet 42cm
• Bathroom for rooms 3 or 4 – private or shared (only by agreement) door width 58cm. Height of bath 54cm. Flat shower door (52cm), shower-tray height 25cm, basin height 80cm, toilet 40cm
• Environmentally-friendly cleaning products are used throughout
• Chemical-free liquid hand-soap and shower-gel/bubble bath are provided in the bathrooms
Additional Information
• Mobile phone reception is variable, depending on your provider, but guests are welcome to use our land-line
• The house is fitted with hard-wired smoke detectors, and we would be on hand to help with evacuation in the event of a fire. Each room has a guest folder with details of what to do in the case of fire, each contains a door hanger to use if you are likely to need particular assistance during an incident
• To comply with the current laws on smoking this is a No Smoking establishment
• We are happy to store medication or items of food in our fridge by arrangement with 24 hour access
